Neal Land & Neighborhoods Releases Second Quarter Sales Updates
The second quarter of 2020 concluded on a strong note at Neal Land & Neighborhoods with 34 home sales and multiple land sales to homebuilders at North River Ranch in Parrish.
The recent land sales for the first phase of North River Ranch will bring approximately 770 new homes and townhomes constructed by six award-winning homebuilders. Neal Land & Neighborhoods long-term plan for North River Ranch includes more than 6,000 homes, office, retail, and commercial opportunities at North River Ranch over the next several years.
The first homebuilder to begin construction and sales at the community, Centex, launched in mid-April. Since then, Centex has sold almost 50 homes; 34 of which were sold in Q2. The sales occurred in the Brightwood neighborhood at North River Ranch as part of the first phase of development at the Parrish community.
“Given the current economic conditions, we’re very encouraged by these second quarter sales at North River Ranch,” said John A. Neal, President of Neal Land & Neighborhoods. “At this point, we’re delivering developed homesites to our preferred builders as fast as we can to keep up with the demand from homebuyers.”
The home sales from Q2 had an average sales price of $280,010 with 2,016 square feet of living space. The homes were a mix of floorplan options offered by Centex, with the most popular option being the McNair model, a four-bedroom, three-bathroom, two-car garage home on two stories. The floorplan has an open concept design with an additional second level living space.
Currently there are approximately 25 homes under construction at the community. By the end of Q3, at least 15 families will have moved into their new homes. The majority of homebuyers are local residents from Bradenton, Palmetto and Parrish. Several families work in the St. Petersburg and Tampa area and plan to commute from North River Ranch.
To address the ongoing demand for new construction homes at North River Ranch, three additional homebuilders, KB Home, Park Square Homes and Homes by WestBay, each recently closed on lots in the community. The land sales allow the builders to begin construction on model homes and spec homes for future residents.
