LEADERSHIP
John A. Neal
PresidentAs a long-time Florida resident and member of the south Florida community, John Neal has seen his home state boom and grow, face challenges and persevere much in the way its residents have. John understands his community’s history and needs because he and his family have been a big part of helping to shape and strengthen it.
Throughout his 25-year career, John has been involved in the approval of thousands of residential units and mixed-use developments. The most notable include University Park, River’s Reach, Forest Creek, Dakin Homestead, Woods at Venice and Summer Woods.
John is devoted to responsible building, ecological accountability, and economic growth in the community – values that have guided him for a long time. These efforts and the desire to build better and more connected communities inspired him to establish Neal Land & Neighborhoods.
Tom Panaseny
Vice President Of Land DevelopmentAs Vice President of Land Development for Neal Land & Neighborhoods, Tom provides overall business leadership for Land Development Managers and Project Coordinators. Tom carries out place making, land planning, design and construction administration for all Neal Land & Neighborhoods Master-Planned Communities. Tom also maintains direct relationships with community builders and commercial sales.
Tom’s expertise, depth of knowledge, and experience are well respected among his colleagues and community leaders. He is committed to the land development and building industry, with experience spanning 30 years and over 10,000 homesites, including a variety of successful projects throughout Florida such as Bexley, FishHawk Ranch, Wind Mark Beach, Seven Oaks, Arbor Greene, and Hunters Green.
Tom graduated from University of South Florida with a Bachelor of Science in Civil Engineering. He is a member of the Urban Land Institute of Tampa Bay, and serves as the Life Director for the Tampa Bay Builders Association.
Charles Varah
VP Land InvestmentAs VP of Land Investment Charles brings investment funding to Neal Land & Neighborhoods and, together with John Neal, identifies prospective land investment and development opportunities.
Charles’ real-estate experience was initially formed in London (12-years) as a Partner in a leading commercial real estate firm and subsequently in Paris (5-years) with the Partnerships’ joint venture company. In Paris, Charles represented international corporations investing and locating throughout the European market. Projects included site identification and assembly, development, investment, marketing and management.
For the past 25-years Charles provided consulting services as Partner Representative for the development of University Park Country Club, the region’s most successful golf and residential community designated “Best Community Design in America” by the National Home Builders Association and Builder Magazine. In 2019, Charles and John realized the investment sale of the country club lands to the residents of the community through a unique recreation district funding mechanism facilitating the sale of bonds to acquire the property.
Janice Snow
Marketing DirectorJanice joined the Neal Land & Neighborhoods team with more than 25-years of sales and marketing experience in the new home and real estate industry.
Throughout Janice’s career, she has worked with leading national master-planned community developers, privately-held entrepreneurial residential and commercial developers and most recently a well-known and highly-respected new home builder. Janice’s wealth of specialized knowledge translates into creating stellar brand presences, exceeding goals, providing outstanding customer experiences and driving results.
A former Board Director of the Tampa Bay Builders Association and Life Director of the Sales and Marketing Council (SMC), Janice has been the recipient of several local and regional awards. Her most notable, when serving as President of the Sales and Marketing Council (SMC), was to receive the first Gold National Award presented by National Association of Home Builders for SMC of the Year.
David Goben
Accounting and Financial ManagerDavid brings over 30 years of experience in overseeing accounting for retail, residential and commercial properties. In his role at Neal Land & Neighborhoods, he manages the day-to-day accounting functions for all development projects, including projections and cash-flow modeling.
Prior to joining Neal Land & Neighborhoods, he served as a Portfolio Controller for a property management company, preparing and approving closing statements for 1,000+ residential units. His experience also includes working at well-established real estate management and investment businesses in which he participated in the takeover of new assets and dispositions, as well as prepared return on investment calculations.
David earned his Master of Business Administration in International Business from the University of Missouri. He also has a Bachelor of Science degree in Accounting from Northeastern Illinois University.
Susan McCartney
Executive AssistantSusan brings to the Neal Land & Neighborhoods team extensive experience in supporting senior executive management and operations.
Previous experience includes Fortune 500 companies, financial companies, and banking institutions, in addition to a master-planned mixed-use land developer.
Susan graduated from Bowling Green State University, OH with a BA degree in Communications.
Andy Richardson
Senior Land Development ManagerAndy has over 25 years of construction and development experience, which includes project management, financial analysis, entitlement, and business development. He has led all facets of land development and has completed numerous single-family and multi-family residential developments throughout Southwest Florida. His expertise covers horizontal and vertical construction design-build projects and pre-engineered projects, from single-lot projects to developments of 100+ acres.
Andy’s management experience serves him well as he oversees the construction operations at North River Ranch and other Neal Land & Neighborhoods’ developments. In this role, he also manages project budgets and site preparation for development and delivery of finished homesites.
Andy received a business administration degree from State College of Florida, and later attended Georgia Institute of Technology. He also holds a 30-hour construction safety and health certification from The Occupational Safety and Health Administration.
Daniel Johnson
Staff AccountantIn his role as Staff Accountant, Daniel provides support for daily accounting and financial operations, which includes assisting with budgeting processes and reconciling accounts. He has experience in handling budget preparation, producer commissions, and bank reconciliations among other duties.
After being a frequent visitor to Sarasota throughout his life, Daniel made his move to the area in early 2021 from Seattle, WA. It was at Central Washington University where he obtained his Bachelor of Science degree in accounting. Daniel also holds a Florida real estate license and is knowledgeable about the local housing market.
Kris Watts
Accounting SupervisorKris’ role is to oversee accounting activities for Neal Land & Neighborhoods. She joins the team from Neal Communities, where she served as an accountant for nearly eight years. There, she received multiple promotions over the years and managed the financials for sales agent commissions, deposits and collateral.
Prior to joining Neal Communities, Kris held positions in accounting, market research and auditing in Illinois and Florida. She has a Bachelor of Science degree in Accounting from Illinois State University.
Anthony Goodrich
Accounts Payable/Receivable AssociateAnthony provides day-to-day management of payments, expenditures, and other clerical accounting support for the company in his Accounts Payables/Receivables Associate position. For the past 14 years, he worked in various roles for a contracting firm, including accounts payable and as an assistant operations manager. In these former roles, he assisted with sub-contractor vendors and maintained payment schedules. He has 10- and 30-hour certifications with The Occupational Safety and Health Administration.
Anthony was stationed in Japan while serving as an Aerospace Ground Equipment Mechanic in the United States Airforce for four years. He later earned a degree in computer graphic design from Spencerian College in Lexington, Kentucky.
Faith Santoro
Director of FunAs Director of Fun at our flagship community, North River Ranch, Faith oversees the amenity operations and management and preparation of community programming. These efforts engage with prospects, residents, home builders, and realtors, alike. In addition to developing and executing multi-level events within the community, Faith also supports the marketing and outreach efforts.
Faith’s diverse background is a specialized mix of experience in operations, teaching, and the arts. Most recently, she served as an Activities Manager for the world’s leading spa, fitness and leisure management firm. In that position, she developed a diverse calendar of enjoyable programs for guests at New York’s largest indoor water park, including youth programs, holiday offerings, and more.
Faith is a dynamic and passionate individual who holds a dual Master of Business Administration in Strategic Management and Nonprofit Leadership & Management from Liberty University. She is the Executive Director and Founder of Pictures for People Inc., as well as a volunteer with the American Red Cross.
Rich Carmona
Site Amenities CustodianRich joined the U.S. Navy from High School to pursue his education and a career as an Aviation Electronics Technician.
Since leaving the service, Rich pursued a career in facilities and equipment maintenance management specializing in commercial, manufacturing, and industrial buildings.
With his return to Florida from Texas to be closer to family, Rich is to apply his versatile skill-set to the Site Amenities Custodian at our flagship community, North River Ranch.
